Taubman Prestige Outlets is a 300,000 SF open-air outlet center located in Chesterfield, Missouri, a suburb just west of downtown St. Louis.
This unique linear site, formerly in a flood plain, was transformed into development property by a shift in the location of the Monarch Chesterfield Levee Trail several hundred feet to the north. This shift created a site with tremendous visibility and accessibility to and from the adjacent Interstate 64.
Due to unique underground drainage conditions, no trees could be planted in the common areas of the project. So, numerous linear "rain gardens", planted with shrubs and grasses, are used throughout to collect, hold, and slowly filter the rain water to underground percolation beds.
A simple, clean, modern architectural vocabulary, accenting horizontal lines and up-graded materials, was selected to allow the buildings to fit comfortably into the upscale Chesterfield community context.
The project is home to over 50 upscale outlet tenants.
